aggressive drainage design (French drains, elevated finished floor levels, engineered swale systems),
while Phase II lots need proper drainage but generally don’t have to engineer against storm surge or
tidal flooding.
Why it matters: Drainage is easy to underestimate until the region’s June–November storm season
actually tests it — and the right design differs meaningfully by phase.
What to check:
● If you’re on Phase I, ask specifically about finished floor elevation relative to storm surge risk
● Confirm whether a swale system or French drains are included in your site design
